For all Architectural Review Requests, complete the Architectural Review Request Form and submit it to jason@landintennessee.com and copy Fredonianatureresort@gmail.com.
 
 
New Construction Process, Submission & Fee Requirements: For new construction only, once submitted plans are verified as meeting requirements, the owner's contractor must submit the Builder's current license and state-required General Liability insurance.  Builder to provide estimated culvert sizing for driveway connection to road as well as proposed connection location.  Owner to ensure all property lines are marked and schedule a site visit with the Developer to ensure acceptable house placement, setbacks, etc. meet the requirements of the C&Rs.  A 3% Developmental Fee (based on estimated cost of construction) is due at that meeting, of which 1% of collected fee is contributed to HOA for infrastructure maintenance and improvements.

The developer is no longer maintaining an “Approved Builders List” They are allowing owners to choose their own builder, provided that builder has a valid Tennessee General Contractors License, sufficient liability insurance for the project, and a builders risk policy. 
 
Below is a link to a list of builders who have built homes in FMNR over the past few years.
 
The builders list is provided for informational purposes only. The inclusion of a builder’s name does not constitute an endorsement or recommendation by the HOA. Owners are encouraged to conduct their own due diligence and make informed decisions when selecting contractors for their projects.
